When to write
Every record carries the date the home was marked Sold STC or let agreed. Choose how long after that your letter lands, and see what the household is likely doing by then.
Guidance, not a measurement

The stages and windows are our suggestion for when a letter is useful. Every chain moves at its own pace, and some fall through. What is measured is the date on each record: the day the home was marked Sold STC or let agreed.

Apply your delay
Your timing, with Lead Source
The search finds recent changes; the date on each home sets your timing. Lead Source doesn’t hold letters back for you, so the delay is yours to apply before you post.
- 1Search recent changesFor sales, a postcode district, town or area with “Went Sold STC within 30 days”. That finds every home that changed in the last 30 days, however recently, so it picks homes up rather than setting a delay. Rental searches filter to let agreed but have no date window, so they include homes let agreed some time ago.
- 2Reveal, and read the date20 tokens (20p) a home for the full postal address and the listing’s timeline, which dates the day it was marked Sold STC or let agreed. Count your delay from that day.
- 3Drop the late ones, hold the early onesLeave out any home already past the end of your window, which matters most for rentals. Keep the homes that haven’t reached your day yet and post them when they do: yourself from the export, or printed and posted by us from 45p + VAT a letter. Keep a list of what you’ve mailed, so a home that shows up in next week’s search doesn’t get a second letter.
