What data is available for each postcode?

Homedata provides property counts, median sold prices (last 2 years), broadband speeds, council tax bands, and ONS Census demographics including population, housing tenure, age distribution, and car availability. Covers all 1.8 million active UK postcodes.

What is MSOA and why is it used?

MSOA (Middle Layer Super Output Area) is a standard ONS geographic unit of ~5,000–15,000 residents. Census statistics are published at MSOA level, so demographic data represents the broader neighbourhood.

How current is the postcode data?

Sold prices draw from Land Registry records updated monthly. ONS Census data is from 2021. Postcode coordinates come from the ONS Postcode Directory.

Can I use postcode data for property investment?

What is a postcode profile?

A postcode profile is a snapshot of area-level data for a specific UK postcode — combining property price statistics, ONS Census demographics, housing tenure, broadband speeds, and population data into a single view. Estate agents, property investors, relocation consultants, and mortgage advisers use postcode profiles to quickly assess the character of an area before committing to a deal.

How the data is assembled

Homedata links several open government datasets at postcode level:

  • Sold prices — from HM Land Registry, updated monthly.
  • Demographics — from the ONS Census 2021, published at MSOA level and mapped to postcode.
  • Housing tenure — ONS Census 2021: split between owned outright, owned with mortgage, private rented, and social rented.
  • Population and age — ONS Census 2021: total population, households, age band percentages.
  • Car ownership — ONS Census 2021: percentage of households with no car, useful as a deprivation proxy.

All datasets are published under the Open Government Licence.

Why postcode profiles matter for property decisions

For homebuyers, postcode data helps verify that the area matches expectations — checking whether a neighbourhood is predominantly owner-occupied or rented, understanding age demographics, and benchmarking the purchase price against median sold prices nearby.

For landlords and investors, a high private rented percentage in the MSOA indicates existing rental demand. A younger age profile (high 16–29 band) may support demand for HMO or studio accommodation. Median sold prices vs. achievable rents determine whether the postcode supports the yield you need.
