How it works

A rent from the lettings around the home

  1. 1Up to 100 recent lettings nearbyHomes with the same bedrooms and type, advertised to let in the six months before the appraisal date, from the Home.co.uk listing archive. The search widens from the home until it has 100.
  2. 2Closer ones weigh moreEach rent counts by how near it is, so a letting round the corner moves the estimate far more than one across town. For this home the nearest 6 carry 48% of it.
  3. 3A range tested against past resultsWe appraised homes whose real asking rent we already knew, without showing it, and set the range so about four in five real rents land inside it. Confidence says how closely the nearby rents agree.

Questions

Rental market appraisal questions

Full answers in the API & data FAQ →

What is a rental market appraisal?

An estimate of what a home would let for today, monthly and weekly, with a likely range and the comparable lettings behind it. Each appraisal is dated, so it stands as evidence for the day a rent was set.

How is Affordable Rent worked out?

Affordable Rent is set at up to 80% of a home’s market rent, including any service charge, and re-based when the home is re-let. The appraisal gives the market rent; 80% of it is the ceiling.

Which lettings count as comparables?

Homes with the same bedrooms and type, advertised to let in the six months before the appraisal date, from the Home.co.uk listing archive. Up to 100 are used, and nearer ones count for more.

How much does an appraisal cost?

1,000 tokens, which is £10 + VAT (£12 with VAT) at 100 tokens to the pound. A home we cannot appraise is not charged.
