Does the cap apply across all of Scotland?

No. Only inside areas formally designated as rent control areas by Scottish Ministers. Outside designated areas, the standard reasonable-rent route applies.

How often can I increase the rent?

A maximum of one increase in any 12-month period. The tenant can refer the increase to Rent Service Scotland for adjudication.

Can the cap reduce my rent?

No. The formula sets a maximum increase. If CPI is negative, the lawful uplift is floored at 0% — you cannot be required to lower the rent.

Which CPI figure should I use?

The headline 12-month CPI rate from the Office for National Statistics, taken at the date the increase notice is served.
