How close is too close to a landfill?

Generally, properties within 250 metres of an active or historical landfill site are considered at elevated risk. Some lenders apply restrictions within 500 metres. Risks include ground gas (methane, CO₂), leachate contamination, odour, and vermin. Historical landfill sites (closed and capped) present different but often still material risks.[1]

Does landfill proximity affect mortgages?

Yes — some lenders will decline or require specialist surveys for properties within 250–500 metres of a landfill site, particularly if it accepted hazardous or putrescible waste. A Phase 1 environmental survey (desk study) is typically requested, which costs £500–£1,500.

Are old landfill sites still a risk?

Yes. Closed landfill sites can continue to produce ground gas (landfill gas) for decades as organic waste decomposes. They can also leach contaminants into groundwater. Many historical sites are not capped to modern standards and remain a material consideration for buyers and lenders.[2]

What is a landfill risk check?

A landfill risk check looks up the distance from a property to registered landfill sites on the Environment Agency's historic and active landfill register. Homedata returns the distance, waste type classification (municipal, hazardous, or inert), and operational status for every site within a configurable radius of the property.

Why landfill proximity matters

Landfill sites — both active and closed — can present several risks to nearby properties:

  • Ground gas. Decomposing organic waste in landfill generates methane and carbon dioxide. These gases can migrate through the ground and into adjacent properties. Properties within 250 metres of a site that accepted putrescible waste are at particular risk.
  • Leachate. Rainwater percolating through landfill waste can become contaminated and migrate into groundwater. Modern sites have impermeable liners; older, unlined sites present greater risk.
  • Odour and vermin. Active landfill sites generate odour and can attract vermin, affecting quality of life for nearby residents.
  • Mortgage and insurance. Many lenders apply restrictions for properties within 250–500 metres of landfill sites, particularly those that accepted hazardous waste. A Phase 1 environmental desk study (typically £500–£1,500) is often requested.

Historic landfill sites

Closed landfill sites are not necessarily lower risk than active ones. Many pre-1990s sites were not lined to modern standards and were closed without proper remediation. The Environment Agency register covers thousands of historical sites across England, many of which are now built upon or adjacent to residential areas.
