Pick the measures you are considering. The tool returns gross cost, available grants, net cost, and how it sits against the PRS £10,000 expenditure cap.
Frequently asked questions
What is the £10,000 PRS cap?
It is the proposed maximum a private landlord must spend on EPC upgrades to meet a future minimum rating. Above the cap, you can register a cost-cap exemption under the GOV.UK PRS Exemptions Register.
Are these the actual costs I will pay?
No. They are typical UK ranges from the Energy Saving Trust. Your real cost depends on property condition, region, and installer. Get at least three quotes and a Retrofit Assessment.
What grants are available?
The Boiler Upgrade Scheme contributes up to £7,500 towards an air source heat pump in England and Wales. Other measures may qualify under ECO4 or the Great British Insulation Scheme depending on circumstances.
Does this tool calculate an EPC rating?
No. Only an accredited Domestic Energy Assessor can produce a SAP-compliant EPC. This tool models budget only, not the resulting rating.
