What is the TA10 form?

The TA10 Fittings and Contents form is the Law Society document where the seller lists every fixture and fitting and states whether it is included, excluded, or available for sale. It forms part of the contract pack.

What counts as a fixture vs a fitting?

A fixture is attached to the property — fitted wardrobes, integrated appliances, kitchen units. A fitting is moveable — free-standing furniture, curtains, white goods that simply plug in. The TA10 covers both.

Can I sell items separately to the buyer?

Yes — the seller can offer items for sale at an agreed price. The buyer can accept, decline, or counter-offer through their solicitor before exchange.

Are TV aerials and satellite dishes included?

Only if the TA10 says so. Always check — they are commonly assumed to be included but technically default to excluded unless stated.
