-H 'Content-Type: application/json' \

What the fields mean
- subject
- The home identified by your request, with its location, bedrooms and property type. Not reproduced in this public sample.
- estimate_pcm
- Estimated market rent in pounds per calendar month. Multiply by 12 and divide by 52 to calculate weekly rent.
- low_pcm / high_pcm
- Lower and upper bounds of the likely monthly rent range. The range is calibrated to contain about 80% of known asking rents in leave-one-out tests; it is not a guaranteed letting price.
- confidence
- How closely the comparable rents agree. This sample returned medium.
- comparables_used
- Number of comparable lettings used to estimate the rent, up to 100.
- radius_mi
- Search radius in miles. This is not the distance to the farthest comparable actually used.
- distance_breakdown
- Comparable counts within each distance threshold. The within counts are cumulative; beyond_2mi counts those farther than two miles.
- sd_within_0_25mi
- Spread of comparable monthly rents within a quarter mile, expressed as a standard deviation in pounds. A small local sample needs care when interpreting it.
- as_of / data_as_of
- The appraisal date and the date of the underlying data. Keep both with any saved report.
- method
- Method version used for the appraisal, so you can identify how a saved result was produced.
- comparables[]
- Evidence for the estimate: each comparable’s rent_pcm, postcode, type, beds, distance_mi and weight. first_seen and last_seen describe listing observations, not tenancy dates. thumbnail_url can be null. Keep your interface usable without a photo.
These are estimates from advertised rents, rather than agreed tenancy rents. Review the evidence before setting a rent.
