Frequently asked questions
How does pricing work?
There are no plans to choose between. You add tokens to your account (100 tokens = £1) — a one-off top-up whenever you like, or a monthly subscription that earns bonus tokens — and every API call spends its published weight from that balance. Most endpoints cost 1 token; heavier ones cost more (an address lookup is 5, the core bundle 25, a complete property profile 50). Tokens never expire and every endpoint is included.
How do I earn bonus tokens?
With a monthly subscription. Add tokens every month and every payment comes with free tokens on top: £50 a month gets 5,500 tokens a month (10% free), £250 a month gets 30,000 tokens a month (20% free), £500 a month gets 67,500 tokens a month (35% free). Any monthly amount earns at least 10%, and the ladder keeps rising to +75% at £2,500 a month. Change the amount or stop whenever you like; unused tokens roll over. One-off top-ups and auto top-ups add exactly what you pay. Your first ever payment is different — we double it, whatever the amount, so £50 becomes 10,000 tokens.
Can I try the API before I pay?
Yes. The playground lets you call every endpoint on real UK property data in your browser, with no account and nothing to pay, so you can see exactly what each call returns before you buy anything. When you're ready, your first top-up is doubled: add £10 and get 2,000 tokens.
What happens when my tokens run out?
Calls return HTTP 402 with the required and available token counts until you top up. Switch on auto top-up and we charge your saved card by an amount you choose whenever your balance drops below a threshold you choose — with a VAT invoice each time.
How do address lookups work?
Address find (autocomplete) and postcode lookup each cost 2 tokens (search licensing). Address retrieve returns the full enriched property record and costs 5 tokens (Royal Mail PAF + OS licensing). A typical find-then-retrieve workflow costs 7 tokens — 7p — still far cheaper than providers who charge 2–5p per lookup and add a subscription on top.
How are reveals priced?
Revealing the full address, UPRN and listing timeline of a property surfaced by search costs 20 tokens from your Explore credits, a balance separate from your API tokens, in the dashboard. A property already revealed by your organisation is free to re-fetch forever, and 404s are never charged.
Which parts of the UK does the property data cover?
29 million UK properties covered. Sold price and EPC data cover England and Wales; Scottish sold price and EPC data are on the roadmap.

Built by the HM Haus Group — a property technology company with deep UK property data. Live listing feeds, Land Registry records, EPC, and environmental datasets in a single API.
What schools data is included?
Every account can query over 27,000 schools in England (1 token each) via the schools/nearby endpoint. Each result includes Ofsted rating, school phase, age range, pupil numbers, capacity, free school meals percentage, head teacher, and straight-line distance. Data sourced directly from the DfE's GIAS register — look up by postcode or lat/lng with a configurable radius up to 10km.
