Land Registry Price Paid back to 1995 — all transactions, price, date, tenure, property type (England & Wales).
Flood risk
Environment Agency flood zone (1/2/3) plus surface water, river, coastal, and groundwater risk bands.
Council tax band
VOA council tax band (A–H) for all rated properties in England and Wales.
Property characteristics
Type (detached/semi/terrace/flat), bedrooms, construction period, and tenure from EPC and title data.
Delivery formats

Why not use Land Registry CSV directly?
The Land Registry Price Paid CSV is ~5 GB uncompressed, covers England and Wales only, and contains transaction history with no property attribute data (no EPC, no flood risk, no council tax). To build a useful property dataset from government open data, you need to:
- Download and parse the Land Registry CSV (monthly)
- Download and parse the MHCLG EPC register (quarterly, multiple CSVs)
- Query the Environment Agency WMS API for flood risk
- Match addresses across datasets using fuzzy matching (error-prone)
- Normalise address formats and resolve UPRNs
