# Homedata: everything we hold, and who it is for

> A brief for your AI agent: the whole map in one file. Every brief linked here goes deeper.

25 sources, 28 products and 21 kinds of business, all joined on the UPRN, the unique reference number every address carries. Coverage: England and Wales.

About 120,000 homes a month go Sold STC or let agreed: 70,808 sales and 48,766 lets on average over the twelve months to September 2026. Each one arrives with the whole home attached.

## Who it is for
- [Removals](https://homedata.co.uk/mover-data/for/removals.md): A home goes Sold STC or let agreed: the clearest public signal that a move is under way, and the point when a household starts asking removals firms for quotes.
- [Home insurers](https://homedata.co.uk/mover-data/for/insurers.md): Every quote, renewal and claim is priced on a home. The more you know about that home before you quote, the fewer questions you ask and the tighter the price.
- [Flood certificate makers](https://homedata.co.uk/mover-data/for/flood-certificates.md): A flood performance certificate is assessed for a home: on sale, on remortgage or on request.
- [Estate agents](https://homedata.co.uk/mover-data/for/estate-agents.md): A home sits on the market: weeks pass, the price is cut, it is withdrawn or comes back after a sale falls through.
- [Letting agents](https://homedata.co.uk/mover-data/for/letting-agents.md): A rental sits on the market: weeks pass, the rent is cut, and the landlord starts to look at other agents.
- [Mortgage brokers and lenders](https://homedata.co.uk/mover-data/for/mortgage-brokers.md): An offer is accepted (the home goes Sold STC). The buyer needs a mortgage offer quickly, on the home the lender will value.
- [Lenders and debt funds](https://homedata.co.uk/mover-data/for/lenders.md): A home you have lent against comes to market: listed or Sold STC means the loan is likely to be repaid; price cuts, a withdrawal or a sale that fell through point to strain; and the collateral is worth re-marking either way.
- [Conveyancers](https://homedata.co.uk/mover-data/for/conveyancers.md): Both sides choose a conveyancer in the days after Sold STC.
- [Surveyors and valuers](https://homedata.co.uk/mover-data/for/surveyors.md): A buyer books a survey in the weeks after Sold STC.
- [Subsidence and ground](https://homedata.co.uk/mover-data/for/subsidence.md): A policy is written, renewed or claimed on, and new owners check what is under the home they just bought.
- [Retrofit and solar installers](https://homedata.co.uk/mover-data/for/retrofit.md): New owners plan their works in the first year.
- [Kitchens and home improvement](https://homedata.co.uk/home-improvement-leads/kitchens.md): New owners spend on the home in their first year: kitchens, bathrooms, glazing, gardens.
- [Energy and broadband](https://homedata.co.uk/mover-data/for/energy-broadband.md): Every move is a switch: energy and broadband are chosen in the first weeks in the new home.
- [Furniture and home retail](https://homedata.co.uk/mover-data/for/retail.md): A new home to furnish: the first months after the move.
- [Local services](https://homedata.co.uk/mover-data/for/local-services.md): A new household arrives and looks for a cleaner, a gardener, a GP, a school.
- [Councils](https://homedata.co.uk/mover-data/for/councils.md): A change of occupier: council tax, the electoral register and services.
- [Investors and sourcers](https://homedata.co.uk/for/property-investors.md): A deal is screened: yield, growth and comparable prices decide it in minutes.
- [Proptech and CRMs](https://homedata.co.uk/for/prop-tech.md): Your product needs property data behind every address your users type.
- [Housebuilders and land](https://homedata.co.uk/housebuilders.md): A site is screened before anyone visits.
- [Marketing agencies](https://homedata.co.uk/mover-data/for/agencies.md): Your clients want to reach households at the moment they move.
- [Charities](https://homedata.co.uk/mover-data/for/charities.md): A household moves: a moment to welcome supporters and reach new ones.
